Draw up a shortlist of properties, while your viewing them keep an eye out for fitted carbon monoxide and smoke alarms and for any signs of damp or leaks.

The contract
Make sure you read and understand all of the agreement. If you're unsure about any of it then speak to an impartial solicitor. Note whether it's with a landlord or a letting agent along with emergency contact details should you have a problem.

Know your rights
If the property you're renting has gas then you should be given a copy of the Gas Safety Certificate along with documents like the energy Performance Certificate.

Consider the fees
Such as the deposit - which should be protected by a Government-backed tenancy deposit protection scheme.

Professional Inventory
The agent should complete a professional inventory before you move in. Make sure any damage has been recorded with dated photos.
